RENTAL CONDITIONS

A) Final acceptance of a promise to purchase is conditional upon confirmation of the LESSEE's employment, receipt of proof of the LESSEE's income and confirmation of the results of the pre-rental inquiry with CORPIQ, previously authorized by the LESSEE and carried out by the listing broker to the complete satisfaction of the LESSOR within a maximum of 7 days of an accepted promise to purchase.

B) The LESSEE agrees to take out tenants' insurance, including liability insurance of at least $1M (one million dollars), valid for the duration of the lease, and to provide written proof thereof before taking possession of the dwe...lling.

C) The LESSEE shall be responsible for all repairs to the leased property and any accessories included in the rental.

D) The LESSEE agrees to sign the building regulations not later than the date on which the lease is signed. By signing the building rules, the LESSEE agrees to abide by them. Should the LESSEE fail to comply with the rules, he/she will be held responsible for the consequences.

E) The LESSEE agrees to comply with the following:
-No subletting of the apartment allowed on short-term rental sites such as Airbnb, or any similar site is strictly prohibited.
-No pets accepted without the LESSOR's written consent
-NON-SMOKING apartments (cigarettes, cigars, cannabis)
-No cannabis cultivation tolerated

F) The LESSEE agrees to pay a deposit equivalent to one month's rent to Via Capitale du Mont-Royal no later than the signing of the lease. This deposit will cover the LESSEE's first month's rent.

G) The LESSEE agrees to pay any subsequent rent directly to the LESSOR by Interac transfer.

H) The LESSEE agrees that, following the signing of the lease, all communication with the LESSOR will be by e-mail and undertakes to keep his contact information up to date with his LESSOR.

I) As the electrical panels and meters are located in the basement dwelling, the LESSEE agrees to allow access to the electrical meters in the event of any emergency or work requiring an interruption of power.
