The house could be available until November 15th 2026. It is rented out for next ski season.
A - -- SECURITY DEPOSIT
Upon signing the vacation lease, the TENANT shall provide a security deposit of two thousand dollars ($2,000) by cheque payable to Via Capitale Partenaires in trust, hereinafter referred to as the TRUSTEE. The TRUSTEE shall deposit the cheque in a trust account upon signing of the lease and shall hold the funds until disposed of in accordance with this clause.
The purpose of the deposit is to guarantee the TENANT'S obligation to return the PREMISES, including all furniture and accessories, in the same condition as received, s...ubject to normal wear and tear, normal use, or force majeure, and to ensure payment of any amount due to the LANDLORD under the lease, including any charges payable by the TENANT.
The LANDLORD shall have fifteen (15) days following the expiration of the lease to verify that the obligations secured by this clause have been fulfilled. In the event of non-compliance, the LANDLORD must notify the TRUSTEE in writing not to release the deposit to the TENANT. If no such notice is received within this period, the TRUSTEE shall return the deposit to the TENANT. Otherwise, the TRUSTEE may release the deposit only in accordance with the written instructions of both parties or by court order.
B -- RENT
The rent shall be paid by the TENANT as follows:
Upon signing the vacation lease: the first month's rent is payable (together with the $2,000 security deposit).
Upon taking possession of the premises:
Summer season: May 1, 2026
Winter season: November 15, 2026 (ALREADY RENTED)
Second payment (remaining 50% of the total lease amount):
Summer/Fall season: July 1
Winter season: January 15, 2026 (ALREADY RENTED)
C -- SMOKING
Smoking is strictly prohibited inside the house.
D -- PETS
No pets are permitted in the house, except for the possibility of a dog, subject to approval on a case-by-case basis at the sole discretion of the LANDLORD. If the TENANT wishes to have a dog, a written agreement between the TENANT and the LANDLORD must be signed. In the event of a breach of this clause, the security deposit shall not be refunded, without the need for further justification.
E -- CLEANING
The TENANT shall be responsible for arranging and paying for professional cleaning at the end of the stay.
