The landscape increases the value of a property, but very little compared with a kitchen or bathroom that is renovated pragmatically with modern materials and configured in a way to increase practicality. A roof and foundations in good condition, a basement designed with taste, and even multiple and efficient storage spaces will increase a property’s value more than the landscape.

Most people renovate their homes for more space or more comfort. Some also remodel their homes in order to sell their property more quickly while getting the desired price for it.

But you shouldn’t start renovating carelessly. Follow these guidelines.

  • It would be irresponsible to carry out overwhelming work in order to sell your home quickly. Disaster will probably strike. Some upgrades, worth a few hundreds or thousands of dollars, should do the trick.
  • Check every nook and cranny in your home to find any defects. Neglecting this step might give the future buyer the wrong impression. Imagine if he or she arrives with a building inspector? Omitting to inspect your home is not the best way to go, even if you end up selling your property for the desired price. If the future homeowner ends up dragging you into court for latent defects, not only will you see your profit melt away, but your quality of life will diminish.
  • Start by facing your home and put yourself in the buyer’s shoes. Is the frontage appealing? Is the front door impeccable? A neglected exterior usually implies a careless homeowner in the minds of future buyers.
  • Go outside and walk around your property and think of the things that would bother a buyer and try to address the problem. For example, you live in a noisy neighbourhood because of the traffic. Find out how much building a green wall or a solid wall would cost to reduce the noise.

It happened in Val d’Or. Unable to sleep, Geneviève gets up at dawn. She jumps into her slippers and walks to the window. She opens the curtain and contemplates the sky. Day breaks. Not a sound. Everything is quiet. Then bang ! A huge clap of thunder followed by a blinding light in the sky. Then the window shatters. Screaming, Geneviève brings her hands to face. She is bleeding.

Robert wakes up startled. He heard the thunder, the windows shattering, Geneviève screaming. Then a second bang, a third, a fourth, a fifth. One per second for twelve seconds.

Robert runs to the living room. All of the windows on the side were shattered. There are shards all over the floor. Geneviève’s face is covered in blood. The children are crying upstairs. The entire family jumps into the car and heads to the hospital.

On the way, Robert sees dozens of shattered windows. He sees people coming out of their houses and looking at the sky. The roof of the factory that he drove by every day had collapsed. All of the windows were broken.[……]

It’s often said that the walls have ears. In Sibiu, Romania, the roofs have eyes. The effect is so striking that a paranoid person could panic while strolling the medieval city streets. ‘Why are the roofs watching me?!’ they’d think.

Look closely at the photo. Do you see that the roof is sleepy? Its eyelids are heavy; they’re going to close any minute now. Too much bad weather perhaps? Centuries of heavy rain, beating sun, freezing and thawing—it’s a lot for a roof to handle. And that’s not counting the weight of hundreds of years of history.[……]
